Will you work with me if my property hasproblematic tenants or lease violations?

Yes. We have experience navigating complex tenant situations, including month-to-month tenants, non-paying tenants, and properties with pending eviction proceedings. We assess the situation during due diligence and factor it into our offer accordingly, there's no need for you to resolve tenant issues before selling to us.

Do I need to provide financials or taxrecords?

We will request a current rent roll and any available income/expense documentation to complete our investment analysis. However, we understand that older properties or informal landlord arrangements may not have organized records. We'll work with whatever information is available.

What if my property needs significant repairs or has deferred maintenance?

We buy multi-family properties in any condition, from well-maintained class A assets to properties in need of full repositioning. The condition of your property will be reflected in our offer, but we will never require you to complete repairs before closing.

Can I sell if I only own a partial interestin the property?

Partial interest and co-ownership situations are handled on a case-by-case basis. We recommend reaching out to discuss your specific circumstances and we can advise on the best path forward.

Will this be confidential?

Absolutely. All inquiries and negotiations are handled with full discretion. We do not list or market properties we are purchasing, and we do not share seller information without explicit consent.
